About Jaime
Most people I work with did not choose Stafford County off a list.
They got orders: a transfer to the Pentagon; or a position that requires being on-site in Quantico or another area base most days of the week. Sometimes it is the opposite situation: they have been in the same house for twenty-five years and the stairs have started to matter.
Either way, the move is happening. What people need is someone who knows this area well enough to help them make good decisions quickly, and who will tell them the truth.
That is the whole job, as far as I am concerned.
What I know
I work the I-95 corridor between Quantico and Dahlgren: Stafford County, King George, Fredericksburg, Spotsylvania, and southern Prince William.
I know that a housing allowance is set by the ZIP code of the duty station. I know the difference between the number a lender will approve and the number an allowance actually covers, and that the gap between those two has surprised a lot of people who found out too late.
I know which streets are a genuine walk to the VRE platform and which ones only look that way on a map. I know that a builder’s contract is written by the builder’s attorney. I know that Virginia is a buyer beware state, which means the inspection carries more weight here than it does in most of the country.
None of that is the kind of thing you can look up in an afternoon. It is why people call.
How I work
I answer the phone. I put things in writing. I tell you what I think rather than what I think you want to hear. And if the numbers say you should rent for two years instead of buying, I will say so.
Where I focus
Leeland Station Expert → One neighborhood, known in detail. The VRE walk, the HOA, the difference between the original sections and The Reserves, and what homes are actually selling for.
Military & Government Relocation → Orders to Quantico or Dahlgren, a transfer to the Pentagon or Fort Belvoir, or a federal position in the FBI. Housing allowance math, VA loans, and PCS timelines that do not move.
Rightsizing & Downsizing → Fewer stairs, less maintenance, and the question of whether to sell first or buy first. Handled at a pace that respects the size of the decision.
New Construction → The builder’s contract, the pre-drywall inspection, the incentive that is not what it looks like. Someone reading the documents on your side of the table.
