Rightsizing
Your next chapter deserves the rightsized home.
The word “downsizing” undersells it. Most people are not looking for less. They are looking for the right amount.
Fewer stairs. A yard that takes an hour instead of a Saturday. A single level, or a primary suite on the main floor. Somebody else handling the roof and the lawn. Space for the people who visit without the four bedrooms nobody has slept in since 2014.
That is not a smaller life. It is a better-fitting one, and getting there involves a set of problems that ordinary home buying does not.
The three real problems
The order of operations. You cannot comfortably buy before you sell, and you do not want to sell before you have somewhere to go. This is the single hardest part, and it has more solutions than most people realize: sale contingencies, rent-back agreements, bridge financing, negotiated extended closings, or simply sequencing the two transactions with enough runway to breathe.
Which one fits depends on your equity position, your risk tolerance, and how competitive the market is when you list. This is the conversation to have first, months before anything goes on the market.
Thirty years of belongings. No amount of real estate expertise makes a full basement sort itself. What I can do is give you a realistic timeline, connect you with estate sale and senior move specialists who do this professionally, and not pretend it will take a weekend.
The house has to show well. A long-held home usually has deferred maintenance, dated finishes, and personal touches that read as personal rather than appealing. Some of that is worth fixing before listing and some is not, and the difference is worth real money. I will walk your home and tell you honestly which is which, including the items to leave alone.
What is available around here
The corridor has more options than people expect, and they are genuinely different from one another:
- Single-level homes and main-level primary suites in established Stafford County neighborhoods
- Townhomes and villas where the HOA handles exterior maintenance, lawn, and often the roof
- Newer construction with main-level living designed in from the start, low maintenance materials, and warranty coverage
- Age-restricted active adult communities, which operate under a specific federal exemption and carry their own amenity and dues structures
- Condominiums for people who want to lock the door and travel
Which of these suits you is mostly a question of how much maintenance you want to own and how much community you want around you. I can show you all of them.
What the money looks like
Two things worth knowing early.
You may be sitting on more equity than you think. Stafford County’s median sale price reached $575,000 in June 2026, and the region crossed $500,000 for the first time on record. If you bought a long time ago, the gap between what you owe and what your home is worth may fund your next move outright.
The capital gains exclusion is generous but not unlimited. Federal rules allow a substantial exclusion of gain on the sale of a primary residence, subject to ownership and use requirements. On a long-held home in an appreciated market, it is worth confirming the numbers with your CPA before you list rather than after you close.

How I work on these
Differently than I work on anything else, mostly by going slower.
A relocation client has a report date. You have a decision that has probably been circling for a couple of years, and there is no version of this where being rushed produces a better outcome. I am happy to have a first conversation and then talk again in six months.
I will also tell you if the answer is not to move. Sometimes the right call is a stairlift and a lawn service, and if that is what your numbers say, you should hear it from me even though it means there is no sale in it.

Common questions
Should I sell first or buy first? It depends on your equity, your tolerance for uncertainty, and market conditions when you list. Both approaches work, and there are tools that reduce the risk of either one. This is worth mapping out well in advance.
What is my home worth? More precisely than any website can tell you, because a long-held home’s value depends heavily on condition and updates. I will walk it and give you a real number.
Do I need to renovate before selling? Usually less than you would think. Some updates return well and some return nothing. I will tell you which line items are worth the money and which are not.
How long does the whole process take? Longer than a standard sale, mostly because of the sorting and the coordination between two transactions. Planning on six months to a year of lead time is realistic and takes the pressure off.
