Everything else in the transaction has to bend around it, and that single fact reorders every normal priority in home buying. It is also the thing agents who have never worked a PCS consistently underestimate.
I work the corridor from Quantico south to Dahlgren, and most of my clients are here because the government sent them: MCB Quantico and the agencies on it, NSWC Dahlgren, the Pentagon, Fort Belvoir, the NGA campus, and federal offices throughout the National Capital Region.
The thing most people find out too late
Your housing allowance is set by the ZIP code of your duty station, not by where you choose to live.
That one mechanic drives most of the good and bad surprises in this market.
Stafford County sits inside the Quantico/Woodbridge military housing area, the same one that includes Woodbridge and Dale City. The allowance is calculated across that whole area, including its more expensive northern half, while you would be buying in a market that runs well below Prince William County pricing.
If you are reporting to the Pentagon or Fort Belvoir, the math is even better. You draw the Washington DC Metro rate, and if you are willing to ride the train from Stafford you capture a DC-level allowance while buying against a Stafford median.
If you are headed to Dahlgren, it works differently, and you deserve to know that before you start looking rather than after. Dahlgren has its own housing area with a materially lower rate, and it has no rail access at all.
The two numbers that will not match
You are going to hear two very different figures, and both will be correct.
A lender will tell you what you qualify for. Because a housing allowance is not taxable, most lenders gross it up, add base pay on top, and hand back an approval letter with a large number on it.
A housing allowance calculator answers a different question: how much house does the allowance fully cover on its own? That number is considerably smaller. At most enlisted grades, the allowance alone does not cover the payment on a median-priced Stafford home.
Plenty of families here happily fund the difference out of base pay, and that is a perfectly reasonable decision. But it should be a decision you make on purpose, with the real numbers in front of you, rather than a discovery you make at the closing table.

What I handle
Remote buying. Video walkthroughs the same day, shot honestly, including the things a listing photo leaves out. If you cannot get here before your report date, we can still do this properly.
Powers of attorney. Often necessary, and better arranged early. A specific POA naming the property is cleaner than a general one, and some lenders require it.
VA loans. Zero down, no mortgage insurance, and the funding fee waived entirely for borrowers with a service-connected disability rating. VA appraisals carry minimum property requirements that will kill a deal on the wrong property, and I flag that before the offer rather than after. Worth knowing: VA loans are assumable, which is a real resale asset in a higher-rate environment.
Timelines. Temporary lodging covers a limited window. I build the transaction around your report date and tell you early if a closing looks like it is going to slip.
Things people relocating here do not expect
Virginia is a caveat emptor state. Sellers deliver a disclaimer, not a disclosure, and make no representations about condition. If you are coming from a full-disclosure state, this is a genuine adjustment, and it means your inspection matters far more than you may be used to.
Well and septic are common in King George and parts of western Stafford, and VA property requirements put those tests directly on your critical path.
Not every job here is remote-friendly. This is a clearance-heavy workforce and a great many roles require physical presence in controlled space. Before you consider living ninety minutes out, confirm what your actual on-site requirement is.
Virginia offers meaningful tax treatment for military retirement income and a real estate tax exemption for qualifying totally disabled veterans and eligible surviving spouses. Both are worth reviewing with a tax professional, and both can change the monthly picture substantially.
Common questions
Can I buy a home here before I arrive? Yes, and many of my clients do. Video tours, remote offers, and a power of attorney make it work.
How far is Stafford from Quantico? Depending on where in the county you are, it is a short drive up I-95, or roughly eighteen minutes on the train from Leeland Road station to Quantico station.
Can I commute to DC from Stafford? Yes, by VRE. Stafford has two stations, Brooke and Leeland Road, both with free parking. Union Station runs about eighty-five to ninety minutes. Federal transit benefits cover much of the monthly pass cost, which makes this cheaper than most people assume.
